This Privacy Policy explains how [LEGAL ENTITY] ("Property Select", "we") collects, uses, shares and protects your personal data when you use the Property Select Platform. We are the "Data Fiduciary" and you are a "Data Principal" under the Digital Personal Data Protection Act, 2023 ("DPDP Act"). This policy also serves as our data-protection statement.
1. Data we collect
- You provide: name, email, mobile number, city/locality, password (hashed), role, and — for partners — company, RERA number, KYC documents and business details. When you enquire or post a requirement, the details you submit.
- Automatically: device/browser information, IP address, pages viewed and interactions, and cookies (see our Cookie Policy).
- Verification/OTP: phone/email verification codes and status.
- Payments: processed by third-party gateways (e.g. Razorpay); we receive transaction status, not full card numbers.
2. Why we use your data (purposes & legal basis)
We process personal data on the basis of your consent and for legitimate uses permitted under the DPDP Act, to: create and secure your account; provide, verify and improve the services; route qualified enquiries to verified partners (with number masking where applicable); enable partner onboarding and B2B outreach; process payments; prevent fraud and misuse; comply with law; and, where you have consented, send you alerts and marketing. You may withdraw consent at any time (this will not affect prior lawful processing).
3. When we share data
- Verified partners: when you make an enquiry or post a requirement, relevant details are shared with the concerned developer/broker so they can respond. Your phone number may be masked until contact is revealed.
- Service providers: hosting, mapping, communications (email/SMS/WhatsApp), analytics and payment gateways, under appropriate safeguards.
- Legal/regulatory: where required by law, regulator or court, or to protect rights and safety.
- We do not sell your personal data.
4. Business contact information from public records
For onboarding developers and brokers, we may use business contact details published in official public records (such as RERA registrations). This is limited to legitimate B2B outreach; such contacts may opt out at any time by writing to us.
5. Your rights (Data Principal rights)
Subject to the DPDP Act, you may: access a summary of your data; request correction or updating; request erasure; withdraw consent; nominate another individual to exercise your rights in the event of death or incapacity; and grieve. To exercise these rights, contact our Grievance Officer (below). We may need to verify your identity.
6. Retention
We retain personal data only as long as necessary for the purposes above or as required by law, after which it is deleted or anonymised. Accounts you delete are soft-deleted with a grace period and then purged.
7. Security
We use reasonable technical and organisational measures — including hashed passwords, access controls, encryption in transit and audit logging — to protect your data. No system is perfectly secure; you are responsible for keeping your credentials confidential.
8. Children
The Platform is not intended for individuals under 18. We do not knowingly process a child's data without verifiable parental/guardian consent as required by the DPDP Act.
9. Cookies
We use cookies and similar technologies as described in our Cookie Policy. You can control non-essential cookies via the consent banner.
10. Grievances & contact

We acknowledge grievances within 24 hours and endeavour to resolve them within 15 days (or as required by law). You also have the right to complain to the Data Protection Board of India.

We may update this policy; the effective date will change accordingly. Material changes will be notified on the Platform.
