Pricing on leased space is quoted per desk or per sq ft per month, and the headline number is rarely the whole cost — ask about the lock-in period, the security deposit (commonly 2–6 months), maintenance or CAM charges, notice period, and what a fit-out or expansion would cost. Property Select shows the quoted basis on every listing and the full range where an operator prices both ways, so you compare like with like before enquiring.

Compliance & what we verify

Leased space is checked on the things that actually decide whether you can occupy it: the operator's identity and standing; their right to lease the space to you; the space and inventory as advertised (seats, cabins, area); the pricing basis and what it excludes; and occupancy compliance — fire, and the building's permitted use. Title and RERA registration are sale concerns and are not claimed here. A listing only carries the Verified badge once all five are complete, and its audit log — auditor, date and basis for each step — is published on the project page. Listings still working through the process are labelled Listed · audit pending, so you can tell which is which before you enquire. Verified listings are re-validated every 90 days.

Site visits are bookable from the listing page — worth doing before signing, since photographs rarely show noise, daylight or the state of shared amenities. Check the lock-in and notice terms against how certain you are of headcount, and get the deposit, CAM and exit conditions in writing before you commit.
